Schools & OSL Property Maintenance Management

The Schools and OSL Property Maintenance Management system (SMM) has been developed to record, validate, report and maintain a register of maintenance work items (SCAS items) as defined by Schools Facilities Maintenance Standards.

 

OSL Property Maintenance Management is specialised to provide service to the properties (APZ and Real Property) under the Office of State Lands which require statutory maintenance.

 

Other facilities that are provided by SMM are: -

To view/edit asset details such as wall area, carpet replacement area, room dimensions etc, which have been extracted from the schools data capture program.
To allow for the maintenance of these records of physical assets and calculate other relevant quantities which may be derived.
To link maintenance work items to composite rates and thereby price the workface related labour and material cost for each item for each contract period.
To provide for the "loading" of workface rates to allow for additional work, supervision, special plant and equipment hire and site overheads.
To export SCAS items in a format compatible with SCAS Office module (required under contract conditions).
To maintain a history of work associated with the school asset and assisting in evaluating risk limits as defined by the contract.
To edit/update composite rates linked to SCAS items and maintain a current pricing for these items.
To organise SCAS items according to trade based categories.
To maintain a register of variation items.
To assist in calculating activity durations and in levelling work resources.
To assign SCAS items (Work Items) to a planned work period.
To create Job Cards (collections of Work Items) and to measure and report work progress of same.
To organise SCAS items into works program and export this data in a format compatible with Microsoft Project© 98.
